PARKING POLICY
Capital Systems provides parking monitoring and control in our neighbourhood. Illegal and improper parking is an irritant to all residents, as well as to your guests. It is also a factor in the condominium’s safety, which is uppermost in the minds of the Board of Directors and the Property Manager. City by-laws governing the use of fire lanes and provincial regulations governing the use of disabled spots are also of primary importance to the community.

VISITOR PARKING:
  • Parking spots that have not been assigned to a particular unit are deemed to be “Visitor’s Parking” and are identified by a) a sign and b) a yellow painted cement parking curb. It is the unit owner’s responsibility to inform his/her guests of the parking policies and to ensure that guests are not in violation of the policy.
  • Visitor’s Parking is reserved for visitors to the condominium and will not be available for residents to park in at any time, except as in paragraphs 3 & 7 above.
  • Any vehicles parked in visitor parking between the hours of 2:00 a.m. and 7:00 a.m. must be registered with Capital Systems. Call 613-686-5991 and follow the instructions.  
  • Visitors may not be registered for a period exceeding 48 hours within any 7-day time frame. This time frame commences each Friday at 7 a.m. Registrations are effective only on the date they are phoned into Capital Systems.
  • Visitors who need to park for longer than 48 hours must register in advance with the Property Manager at 613-237-9519, ext. 275: the PM will notify Capital Systems.

PARKING FOR OVERNIGHT GUESTS:
If guests need to use visitor’s parking, call Capital Systems at 613-686-5991 or e-mail [email protected]

DESIGNATED PARKING SPOT:
  • Residents have full, uninhibited use of their designated parking spot. A resident’s designated spot is the spot that goes with the unit per the original condo plan.
  • All residents should have a letter from CMG identifying their designated parking spot. If a vehicle is parked in your designated spot without your permission, telephone City of Ottawa By-Law at “311” (between the hours of 7 a.m. - 7 p.m.) to report an illegally parked car. You must use this letter from CMG to prove your “ownership” of that parking space, so that By-Law can either ticket or remove the vehicle. KEEP THIS DOCUMENT IN A SAFE PLACE FOR FUTURE REFERENCE.

RESERVED PARKING SPOT:
  • If, between 2 a.m. and 7 a.m., you cannot park in your designated spot because a car is illegally parked there, then park your car in a Visitor spot, and phone Capital Systems to report that you have parked in visitor’s overnight.
  • Capital Systems does not monitor unauthorized use of designated parking. You must phone By-Law.
  • Residents who do not have a garage may rent one (1) additional spot for a monthly fee. This fee is payable with the unit’s condominium fee at the beginning of each month. The license plate of any vehicle using a reserved parking spot must be registered with CMG. If you have not done so, please advise them immediately. Note that you need to advise them if you purchase a new vehicle. Current information must be on file.
  • The additional reserved parking spot is referred to as a reserved spot; you will receive a parking lease from CMG identifying your reserved spot. If a vehicle is parked in your reserved spot without your permission, phone City of Ottawa By-Law at “311” (between 7 a.m. and 7 p.m.) to report an illegally parked car. You must use this document to prove your “ownership” of that parking space, so that By-Law can either ticket or remove the vehicle. KEEP THIS DOCUMENT IN A SAFE PLACE FOR FUTURE REFERENCE.

  • There are a limited number of reserved spots available and they are allocated on a first-come-first-served basis. Any resident who is renting a spot and who is not current with their payments will have their rights to this spot terminated, and the spot will be reassigned to the next person on the waiting list.
  • Parking Violations and the role of Capital Systems
  • Extended use (more than 2 days) of the Disabled parking spots is subject to the same rules as the Visitor’s parking spots.
  • Capital Systems patrols all lots, checking for infractions. Patrols are random. License plates of frequent vehicles in visitor’s lots will be recorded and the address on the provincial registration will be checked to identify who is parking in visitor’s.
  • Vehicles in all areas will be ticketed or towed for the following violations:
  1. The vehicle is not displaying a current, valid license plate and provincial annual renewal tag.
  2. Vehicle is in a visitor spot between 2 a.m. and 7 a.m. and is not registered with Capital Systems.
  3. All or a portion of the vehicle is parked on lawn or sidewalk area, or in a fire route.
  4. Vehicle is occupying more than one parking spot.
  5. Vehicle is parked on roadway.            
  6. Portion of vehicle is obstructing roadway.
  7. Performing mechanical work on a vehicle.
  8. Vehicle is obstructing a work crew (snow removal, line painting, etc.)
  9. Parking in a disabled spot without a provincial permit ($300.00 fine).
  10. A resident or other unauthorized vehicle parked in a visitor spot, (day or night), except as in paragraph 3 & 7, above.
  11. Vehicle is being stored on the property, not used on a regular basis, is abandoned, or inoperable.
  12. Recreation vehicles (boats, skidoos, etc.) are prohibited in visitor spots.
  • All towing and impound costs will be the burden of the owner of the vehicle that was towed.
